Owners wanting to sell
For a simple exit strategy and rapid payment, Freeholders may
wish to agree a sale price for the roof rights and receive payment
before development commences.
We will agree a price, subject to planning and complete the
transaction and payment immediately upon the grant of planning
consent.
Owners wishing to extend
For many owners of top floor apartments there is a
possibility of purchasing the roof rights from the
Freeholder and extending onto the roof top. The potential
of this is enhanced if access to the roof is not generally
available to others via the existing stairs, or communal
areas.
Residents may wish to club together to extend jointly, as
this can often make planning easier and reduce costs.
Freeholder Joint Venture
To maximise potential returns, a Joint Venture is preferable to
many owners. Broadly, this will entail the formation of a Special
Purpose company into which the Freeholder invests the roof
title and PENT provides all additional funding.
We project manage the entire development with profits shared
on sale. Given this reduces the overall funding requirement and
development risk, the owner returns can be expected to be
greater.
